A properly installed high performance felt system gives 20 to 25 years. GRP and EPDM commonly reach 25 to 30. The failures you hear about are almost always thin single layer felt laid over an unsound deck.
Can you overlay my existing flat roof?
Occasionally, if the deck is dry and sound. In most cases overlaying traps moisture and shortens the life of the new covering, so we strip back and start properly.
Why does water sit on my flat roof?
Almost always because the falls are wrong or the deck has sagged. We re fall the roof with firrings or tapered insulation so water is carried to the outlet.
